MY SCAMMY EXPERIENCE WITH PROPERTY SOURCE GROUP LTD

We have encountered deceptive sourcing dealings with their company, THE PROPERTY SOURCE GROUP LIMITED.


If you are currently engaged in business with these two sourcing agents, we urge you to read further. The content shared here is based on our company's personal experience with these individuals.


We have shown the interest in the as advertised Brick Lane 2 bed private terrace property for a premium and high rate of £3750. Mr Isnayder’s colleague showed our sourcing agent around confirming the terrace is private. After the viewing we negotiated further the deal of allowing us to use the hot tub and the sauna in this privately terraced property.


We found the terms reasonable and proceeded with the offer, paying the £3750 sourcing fee, £3750 rent, and £3750 deposit to secure the property. Following this, we made arrangements for the hot tub and other necessary items to be delivered to the property. However, we later discovered that the hot tub had been delivered to the landlord's property instead of the Airbnb address, and the landlord was unaware of the arrangement. Consequently, the landlord refused to honor the agreement to allow the hot tub and sauna on the terrace, breaching the contract we had signed. Despite multiple requests, we were denied a refund and were told to "stop crying" and "start making business." Subsequently, upon visiting the property, we learned that the terrace was not private and was shared with the landlord, explaining the refusal to allow the hot tub and sauna. This realization left us feeling scammed, especially considering the exorbitant monthly rent of £3750 for a property with a shared terrace, making it impossible to generate revenue. We communicated our grievances to Mr. Isnayder and Erick, requesting a refund of the sourcing fee. However, they attempted to evade responsibility, adopting an uncooperative attitude. This experience was highly humiliating, and despite initial dismissiveness, Erick later expressed apologies as we outlined the actions we intended to take. Private communications via WhatsApp with both parties reveal the unfair nature of their business practices, indicating that this deal was indeed a scam. They accepted payment without delivering on the promised terms, essentially defrauding us of our money.


The subsequent course of action involved locating the landlord to address the situation. Upon locating the landlord, it was disheartening to discover that the individuals with whom I signed the contract had agreements expiring within one month, whereas my contract was for two years with a one-year break clause. Furthermore, the individual named in our contract, Miss Lilla Simon, was not listed on the landlord's contract; instead, her boyfriend Mr Abel was. We once again approached Lilla and Mr. Isnayder to address the deceptive nature of the arrangement. However, they both adamantly defended their position and refused to provide a refund. Lilla persisted in urging us to focus on making money and ‘stop crying’. Additionally, the condition of the provided apartment was subpar. I encourage anyone considering business dealings with these individuals to contact me for details regarding the condition of these flats.


We have pursued Lilla and Snyder for a refund through formal channels, including sending a pre-action letter. Regrettably, as our efforts have yielded no results, resulting in them withholding our funds, we have opted to recuperate a portion of our investment by listing the property on Airbnb for a month. Despite generating revenue of less than £1200 per calendar month, significantly less than the £3750 rent, and without offering the amenities integral to our business model such as the hot tub, sauna, and private terrace, we understood this to be an unsustainable endeavor. Approximately three weeks into the Airbnb listing, Lilla’s boyfriend, Abel, contacted us to demand rent payment, which we chose to disregard. Subsequently, Abel proposed a £3,000 settlement, which we accepted, despite the outstanding £750 rent and £3750 deposit owed to us. These outstanding amounts are currently being pursued through legal channels. Additionally, Snyder has failed to acknowledge our requests for a refund or offer any form of apology or alternative resolution.


To date, Mr. Isnayder Andrade Candido has been summoned to court proceedings, which he failed to attend, resulting in an unfavorable ruling. We are currently in the process of building a case against Mr. Erick de Souza Kubijan, Lilla Simon (of Simon 1992LTD), and her partner, Abel. Both individuals represented THE PROPERTY SOURCE GROUP LIMITED, which holds registration with the PRS.


The entirety of this situation has incurred a substantial investment of both time and financial resources, accompanied by considerable stress. It has also led to a diminished trust in sourcing agents. As a burgeoning small company, this setback has impeded our capacity to make further investments in the property market for the foreseeable future, thereby potentially impacting our profitability.


THE PROPERTY SOURCE GROUP LIMITED has not made a significant investment in this fraudulent transaction and is entitled to a refund.
